= (Annual Base Rent + Annual Operating Expenses) ÷ Total Square Footage
Monthly Cost per Sq Ft:
= Annual Cost per Sq Ft ÷ 12
Escalated Monthly Base Rent (month m):
= (Annual Base Rent ÷ 12) × (1 + Escalation Rate)^(floor((m−1) ÷ 12))
Total Lease Cost (with escalation & free rent):
= Σ [Monthly Base Rent(m) + Monthly NNN] for each paid month m (free-rent months = $0)
Effective Annual Cost per Sq Ft:
= (Total Lease Cost ÷ Lease Years) ÷ Square Footage
Total Cost per Sq Ft (full term):
= Total Lease Cost ÷ Square Footage
Assumptions & References
- Base rent is quoted as an annual figure and divided evenly across 12 months per year.
- Annual rent escalation (if any) is applied at the start of each new lease year (compounding annually).
- Operating expenses (NNN — taxes, insurance, maintenance) are assumed constant over the lease term unless otherwise specified.
- During the free rent / abatement period, the entire monthly cost (base + NNN) is assumed to be waived. Some leases waive only base rent; verify your lease terms.
- Rentable square footage includes the tenant's usable area plus a proportionate share of common areas (load factor), per BOMA standards (BOMA International, Standard Methods of Measurement).
- NNN (Triple Net) leases require tenants to pay property taxes, building insurance, and maintenance in addition to base rent (CCIM Institute).
- Gross leases bundle operating expenses into the base rent; enter 0 for NNN charges in that case.
- This calculator does not account for tenant improvement (TI) allowances, percentage rent clauses, or CPI-indexed escalations.
