Fixed Component Cost = (Fixed Cost × 50% Labor Portion × Regional Multiplier) + (Fixed Cost × 50% Material Portion)
Subtotal = Adjusted Base Cost + Adjusted Cabinet Cost + Adjusted Countertop Cost + Appliance Cost + Adjusted Flooring Cost + Adjusted Upgrade Costs
Total = Subtotal × 1.10 (10% contingency reserve)
Estimated Range = Total × 0.85 to Total × 1.15

Assumptions & References
- Base per-square-foot costs include demolition, installation labor, basic materials, and contractor overhead for the selected finish level.
- Fixed upgrade costs (cabinets, countertops, flooring) are split 50% labor / 50% materials; only the labor portion is adjusted by the regional multiplier. Appliances are materials-only with no labor markup.
- A 10% contingency is added to all estimates to account for unexpected issues (structural, mold, code compliance, etc.).
- Regional labor multipliers are based on RSMeans and HomeAdvisor regional cost data (2023–2024).
- Cost ranges reflect typical contractor pricing variation of ±15% for the same scope of work.
- Estimates do not include permit fees (typically $500–$2,500), design fees, or temporary kitchen setup costs.
