Formula
The NJ Realty Transfer Fee is calculated on the entire consideration using a tiered rate applied per $500 (or part thereof):
- $0 – $150,000: $2.90 per $500
- $150,001 – $200,000: $4.25 per $500
- $200,001 – $350,000: $4.80 per $500
- $350,001 – $550,000: $5.30 per $500
- $550,001 – $850,000: $5.80 per $500
- $850,001 – $1,000,000: $6.80 per $500
- Over $1,000,000: $7.80 per $500
Fee per bracket = ⌈(Taxable Amount in Bracket ÷ 500)⌉ × Rate
Total RTF = Sum of all bracket fees
Senior/blind/disabled sellers qualify for reduced rates on residential property only.

- Rates are based on N.J.S.A. 46:15-7 and the NJ Division of Taxation RTF schedule.
- The RTF is paid by the seller at closing; the buyer pays the 1% mansion tax (residential >$1M).
