- Residential ≥ $500,000: Sale Price × 1.425%
NY State Real Estate Transfer Tax (RETT):
- Base: Sale Price × 0.40% (all property types)
- Supplemental – Commercial ≥ $2,000,000: Sale Price × 0.25% (total 0.65%)
- Supplemental – Residential ≥ $3,000,000: Sale Price × 0.65% (total 1.05%)
NY State Mansion Tax (Residential ≥ $1,000,000, paid by buyer):
- $1M–$1.999M: 1.00% | $2M–$2.999M: 1.25% | $3M–$4.999M: 1.50%
- $5M–$9.999M: 2.25% | $10M–$14.999M: 3.25% | $15M–$19.999M: 3.50%
- $20M–$24.999M: 3.75% | ≥ $25M: 3.90%
