Formulas Used

Stamp Duty is calculated using each state's official marginal bracket rates (2024–25):

  • NSW: 1.25% (≤$16k) → 1.5% → 1.75% → 3.5% → 4.5% → 5.5% → 7% (>$3.505M)
  • VIC: 1.4% (≤$25k) → 2.4% → 6% → 5.5% flat (>$960k)
  • QLD: $0 (≤$5k) → 1.5% → 3.5% → 4.5% → 5.75% (>$1M)
  • WA: 1.9% (≤$120k) → 2.85% → 3.8% → 4.6% → 5.1% (>$725k)
  • SA: 1% (≤$12k) → 2% → 3% → 3.5% → 4% → 4.25% → 4.75% → 5% → 5.5% (>$500k)
  • TAS: $50 min → 1.75% → 2.5% → 3% → 3.5% → 4% → 4.5% (>$725k)
  • ACT: 1.20% (≤$260k) → 2.29% → 3.14% → 3.83% → 4.31% → 5.02% → 5.49% (>$1.455M)
  • NT: D = (0.06571441 × V² + 15V) / 1,000,000 for V ≤ $525k; else 4.95% flat

Foreign Purchaser Surcharge: Applied as a flat percentage of the purchase price (NSW/VIC: 8%; QLD/WA/SA: 7%; TAS/ACT/NT: 0%).

Total Upfront Cost = Stamp Duty + Foreign Surcharge + Transfer/Registration Fee + Mortgage Registration Fee + Conveyancer/Solicitor Fees

  • Stamp duty rates are based on 2024–25 financial year schedules for each state and territory.
  • First Home Buyer concessions are simplified estimates. Eligibility depends on income, property type (new vs. established), residency, and other criteria. Always confirm with the relevant state revenue office.
  • Transfer/registration fees are approximate government fees based on published schedules. Exact fees may vary by transaction type.
  • Mortgage registration fee assumes a standard mortgage is being registered. If purchasing without a mortgage, this fee does not apply.
  • Conveyancer/solicitor fees are industry estimates only ($1,500–$2,500 depending on price). Actual fees vary by provider.
  • This calculator does not account for off-the-plan concessions, pensioner concessions, land tax, GST, or other state-specific exemptions.
  • ACT duty is calculated on the unimproved land value in some cases; this calculator uses the full purchase price as a conservative estimate.
