Total Earned to Date:
Earned = Mobilization Amount + Materials Stored Amount + (Remaining Work Value × Work Completed %)
Retainage Withheld:
Retainage = (Work Completed Amount + Materials Stored Amount) × Retainage %
Net Earned (After Retainage):
Net Earned = Total Earned − Retainage Withheld
Current Payment Due:
Payment Due = Net Earned − Previously Paid Amount
Milestone Payment (per interval):
Milestone Work Value = (Contract Value − Mobilization) ÷ Number of Milestones
Milestone Payment = Cumulative Net Earned at Milestone − Cumulative Previously Paid
Final Payment:
Final Payment = Balance to Finish + Total Retainage Held
Assumptions & References
- Retainage is withheld on work completed and materials stored, but not on mobilization payments, consistent with AIA Document A401 and A201 standards.
- Retainage is fully released upon final completion/closeout (substantial completion release may vary by contract).
- Milestone schedule assumes equal-interval progress payments; actual schedules may be weighted by trade activity.
- Materials stored on site must be properly documented and insured per AIA G702/G703 Application for Payment requirements.
- Many states have prompt payment laws requiring payment within 7–30 days of GC receipt; consult your state's statutes.
