Formula

Category Average = Sum of item scores in category ÷ Number of items in category

Weighted Score (out of 5) =
(Structural & Exterior avg × 0.25) +
(Mechanical Systems avg × 0.25) +
(Interior avg × 0.20) +
(Safety & Compliance avg × 0.20) +
(Site & Grounds avg × 0.10)

Overall Score (%) = (Weighted Score ÷ 5) × 100

Grade Scale:

  • A — Excellent: 90–100%
  • B — Good: 75–89%
  • C — Fair: 60–74%
  • D — Poor: 40–59%
  • F — Failing: 0–39%

Assumptions & References

  • Each checklist item is rated on a 0–5 integer scale: 0 = Failed/Absent, 1 = Very Poor, 2 = Poor, 3 = Fair, 4 = Good, 5 = Excellent.
  • Category weights reflect industry-standard inspection priorities: structural and mechanical systems are weighted highest (25% each) due to repair cost and safety impact.
  • Safety & Compliance is weighted 20% in line with HUD and FHA habitability standards.
  • Any item scoring 0 or 1 is flagged as a critical deficiency requiring immediate attention.
  • Scoring methodology is consistent with ASHI (American Society of Home Inspectors) and InterNACHI inspection standards.
  • This calculator provides a relative condition score and does not replace a licensed professional property inspection.
