When Is a Building Permit Required?
Most structural, electrical, plumbing, and HVAC work requires a permit. Generally, permits are required for new construction, additions, moving walls, new electrical circuits, new plumbing fixtures, HVAC replacements, decks over 30 inches high, and fences over a certain height. Cosmetic work (painting, flooring, cabinet replacement) typically does not require a permit. Working without a required permit can result in fines, required demolition, and difficulty selling your home.
